On June 16, the National Bureau of Statistics released the latest 70 -city housing price index. The sales price index of new commercial housing in Taiyuan fell 4.3%year -on -year and 0.3%from the previous month. Second -hand houses fell 5.3%year -on -year, a slight increase of 0.6%month -on -month. From the previous data, the price of Taiyuan's new house has fallen for 10 months. However, the biggest feature of this time is that the decline in second -hand housing prices seems to be curbing, and it is closely related to the persistent stabilization of the property market in May.

According to data from Langrun Zhiye, a local research institution in Taiyuan, in May, the overall transaction price of the Taiyuan residential market was 10870 yuan/square meter, a decrease of 2%month -on -month. Yan Yuejin, research director of the Think Tank Center of the E -House Research Institute, said that according to the average calculation of simple arithmetic, the price index of new commercial housing in 70 cities nationwide in May fell 0.2%month -on -month, down 0.8%year -on -year. From an optimistic perspective, at least with the continuous easing of housing policies in various places, the trend of decadent house prices will be curbed. However, due to the continuous decline since the fourth quarter of last year, it is necessary to really get out of the quagmire of the decline, at least about the fourth quarter of this year.

From the perspective of second -hand housing data, although Taiyuan has fallen small, the market is still stable compared to weak cities. Judging from the month -on -year increase of the housing prices index in May, the house prices in nine cities fell more than 5%year -on -year. Cities with weak house prices, including Nanchong, Zhanjiang, Harbin, Beihai, Dali, Luzhou, Yueyang, Changde and Qinhuangdao.

Yan Yuejin said that the house price index data in May has three characteristics. First, pessimism and optimism are presented, and market participation subjects are different in signal significance behind house prices. But at least there are some positive signals in house prices, which need to be captured and valued. Second, some cities with relatively large declines, similar to third -tier cities, are expected to be further relaxed to activate reasonable housing consumption needs. Third, from the actual situation, the actions of the price reduction promotion of housing companies will continue to increase sales performance. At least before the third quarter of this year, there will be such operations. In turn, it also shows that the cost performance of house purchase is relatively high.
